Excellent beach home in a great location. Very close to the beach and a short drive from downtown Charleston! Only 2 bathrooms (one per cottage), but they are quite nice. Perfect for a group where some want their own place, especially.
Great house. Loads of character. If you love old houses you will love this place!! Each house has everything needed to keep the family together but separate. Short walk to the beach. Lots of parking.

Upon arrival, we found the the bathroom in the back cottage was locked and we could not get into it. We had to contact the property management and they responded very quickly and professionally. The only other issue was the ants. I believe that some spraying could be done to prevent the ants from getting inside. There was not a lot of ants in the house, just enough to be annoying. That being said, the stay at your property was so relaxing and wonderful, Sitting on the porch in the morning, drinking coffee was absolutely, wonderful. Having 2 separate sections for the 2 families was perfect. We all had a great time and would reserve again if and when we should decide to return. Thank you
Authentic old school Folly vibe! It is a comfortable grandmas house kind of place- we adored it! Very close to beach and downtown. Two cottages were great for family and deck in between was perfect.

The property is in great location. Had the weather been better, we would have enjoyed our stay more because it is two houses sharing a deck and we would have loved to spend time outside grilling and hanging out. I did not really like the bathroom in the main house and the interior doors would not latch and close that well, but the house would be good for a family and for a few days getaway
The house is in a good location to the beach- just cross the street and you’re there! The house itself is much more run-down than the pictures depict: Paint chipping and peeling all around, actual hole in the floor in the bathroom and very unlevel floors. We used a golf cart to get downtown as there’s no actual sidewalk or safe place to walk with the kiddos. The management company was prompt with responses and check in process.
The cottages are very cozy and quaint. The beach is right across the street and it’s only a ten minute walk to Center Street. We had a lovely stay and didn’t want to leave!
Close walk to the center of town, or golf cart ride! Just across the street from beach access with privacy away from the crowds. Watching the sun rise from the master bed or screened in porch was the highlight of each morning. The layout provided just what we needed, having night owls mixed with early morning risers. Comfortable amenities with everything you need for the kitchen. Although the claw foot tub is beautiful, taking a shower in the front house is cumbersome and takes some acrobatics, but otherwise the place is furnished perfectly. The rental company was fast to respond to any needs. The quality of service was impressive. The property was clean, put together, and stocked full with supplies. Great experience, house full of character, and an awesome location!
As described in the web site. Access to downtown and the beach was excellent. An older cottage (actually two) so yes, a bit quirky, but clean and neat! Would stay there again in the future without hesitation.
My husband and I were lucky to rent this gem for a month. It’s an old beach house. That’s exactly what we wanted! Right across from the beach and close but not too close to restaurants. It was perfect for us and our two dogs. Would highly recommend!
Loved our get away here! We didn’t realize the house actually had two separate living spaces which was perfect for us. We will be back!

This is a charming, eclectic double cottage that is just steps from the beach. The property has two separate cottages that are linked by a shared deck with a grill and picnic table. Each cottage has a full working kitchen, and both open onto the back deck so you can cook together or separately. The property is full of light. The walls are bright white, the trim is various bright beach colors, and the windows are spotless with white plantation shutters. Parts of the cottages are definitely shabby chic, but everything that really matters (mattresses, linens, towels, kitchens, couches) is new and very high quality/comfortable. It was perfect for two families over Spring Break. We would definitely rent again.
Great location to the beach and town! Less than a 2 minute walk to the beach!!! It was convienant with two small boys! The house was rustic but we enjoyed the character it had! Having two cottages was nice as well! It was our first time visiting folly and we really enjoyed our stay!

This was our first trip to Folly Beach and having this charming gathering place a short walk to the beach and restaurants made it perfect for our needs.
Awesome property located in Folly beach. The public beach access across the street was very convenient, as well as the close walk to downtown Folly Beach. The house was perfect for our group of 8 which included a guest house and a nice deck in between to link them together. Really enjoyed our stay there, and plan to revisit in the future!

My group loved this rental property. The location was perfect, right across the street from the beach and a short walk to "downtown Folly." We LOVED the screened-in front porch. It was the place to be for morning coffee, lunch, or cocktail hour. The furniture and beds were comfy, and everything had that low country South Carolina coastal feel. An unexpected bonus was the playground just a few feet from the house. The kitchens had everything you need, and the 2 houses gave our group of 7 plenty of room. I can't wait to go back to 404 Folly. I almost don't want to share how great it is, and keep this Folly gem to myself.
Proximity to the beach is great!! The house is very old and very out of level. Had a hard time shutting the doors. I did love the porch.

We LOVE 404. A house and guest house are hard to come by, and boy is it perfect to have some separate space! Not only is the location in walking distance of Center St, but the beach access is right THERE. My favorite thing, is the front porch. It is the length of the house, and screened in! Also, U shaped drive way accommodates more than 2 cars very easily. Vaulted ceilings, antique furnishings, beachy decor, well appointed bedding & couches. Love the bright, clean, up to date kitchens. Be warned, this house survived Hurricane Hugo in '89, so it's not brand new & perfect! but that's why we love it. It's old school Folly Beach with class, and it makes us feel at home.
We rented 404 Folly for our daughters' College of Charleston graduation weekend so the entire family could spend a relaxing weekend together when not at ceremonies. These homes did not disappoint. They are bright and airy, the rooms are spacious, the bathrooms and kitchens are large and well stocked, ample parking for our gang, and the location was perfect for an early morning or evening walk on the beach. We played cards and games on the huge screened in front porch and with the main street of Folly only a few blocks away, we enjoyed several wonderful meals at the local restaurants (visit Snapper Jack's for sure!). We will definitely be back!
