We loved our stay at Family Tides. My husband and I lived in Charleston (actually James Island) in the past and frequently visited Folly Beach. We were so happy to be back with our kids and other neighborhood friend to have them experience Charleston with us, and Family Tides was the perfect location to do this!

The house was clean, comfortable, and well equipped. The beach was very close. We enjoyed the beach, outdoor porches at Family Tides, many restaurants in town and a beautiful sunset at Bowen’s Island. We will be back!

We stay at Folly twice a year and this was one of our favorite locations. Minimal amount of road noise, close to the beach, great patio and FULLY stocked kitchen!! Great stay and we will be back.

My adult children and I had a lovely stay at Family Tides. The short walk to the beach made things so convenient. And what fun we had playing cornhole on the deck every night. I highly recommend this spot.

My family had a great vacation here! The beach is literally a 1 minute walk from the house. The game room, cornhole, screened porch, and open concept living room/kitchen are huge assets. The kitchen has fairly new appliances and everything you need to cook with. The smoke alarms are pretty sensitive though...lol. The 2 guest bedroom beds were squeaky, but other than that it was a great place to stay!

Great house, comfy, good layout, mostly quiet (except for some street noise in front), close to beach, fabulous screened in porch where we basically lived, adequate kitchen, hose to wash off sandy feet. I would have preferred a few more towels, especially beach towels. But we loved it and would go back.

This property rocked! A quick 2-3 minute walk to the bars, restaurants & shopping on Folly! Also a short walk to the beach. The decor is amazing, we spent the first night admiring all the small details. Just lovely. Was perfect for an intimate birthday celebration with close friends!

This is a great rental on Folly with an amazing screened in porch! Nice renovated kitchen and very close to beach access. Would definitely rent here again.

The home is modern, spacious and well equipped. It is very close to the beach but you will need to drive to the shops in town. The owner lives on site. He is very kind and gracious. We definitely would stay in this home again.

This was our first visit to Folly Beach but hopefully not the last. The beaches were beautiful and not too crowded even last week of June. Lots of things to do. The house was very nice and clean. Short walk to beach. We rented a golf cart and that was really helpful.

This house was perfect for our adult couples getaway with plenty of room for our group of four. Easy walk to the beach and you can hear the ocean from the screened porch and deck. Game room and washer/dryer are definitely a bonus and the owners are onsite, super helpful and fun! We would definitely stay here again!

Family Tides was a great beach house. It was so convenient being 1 block from the beach. The screened in patio was our favorite area... spent lots of times there. The restaurants and shops were 8 or 9 blocks away which were easy to bike to, since parking in town was sometimes challenging.

Family Tides was great! The separation between the single master bedroom and other rooms on the other side of the home...the game room, both fantastic! The screened porch was very enjoyable. Also, the location being so close to a beach entrance and was outstanding. About a mile walk to nice restaurants and great drinks too was a bonus. Outdoor wash up for sandy feet/bodies, parking that fit two cars and a golf cart, big TVs, and very nice kitchen. The owners were also fantastic folks. Great place to stay in Folly Beach!

Our family had a great week at Family Tides. Hosts were friendly and kind. House was a super short walk to the beach. Plenty of space and stuff to do inside at the house, since we had a few days where the weather wasn’t very beach friendly. Several different outdoor spaces for us to enjoy as well. Everything was as expected as communicated in the listing. We will definitely come back for another visit!

We had a great time at Family Tides. Accommodations were great and you cannot beat the southern hospitality. We were very close to the beach and just 7 blocks from downtown (which was easy getting to and from on rented bicycles). We loved our time there and can’t wait to start planning another trip back!

The house was first and foremost very clean and stylish with new/up-to-date furniture, flooring and appliances. Loved that TV came with upgraded channels like HBO. Game room in the basement and screened in front porch were definitely an asset! Owners live on premises (behind the house) and were delightful. Location is only 1 block from the beach but over 7 blocks to the restaurants/shops on Center St. We rented a golf cart and had a blast driving that to area attractions (lighthouse, pier, bar/restaurants, West end beach, etc). Charleston was only about 20 minutes from the house. Front deck needs to be replaced but served as a good location for Ladder Golf and Corn Hole games. Kitchen appliances were new and stainless with gas stove. Frig had an ice/cold water dispenser in the door that really came in handy. Disappointed that such a great house that slept 6 had such sparse kitchen outfitting: 6 or less of non-alcoholic drinking glasses/mugs, flatware, pots/pans, sharp knives, etc. Fortunately, this was a good excuse to eat out more often!

"Family Tides” is spacious, super clean, airy, and light. Great deck and screened porch keep everyone happy....easy 2 mins beach access. Far enough from center street to be very quiet but close enough to walk to restaurants. Easy parking for 3 cars. We had a great time!

We spend Christmas here with our family and two small dogs. The screened porch is fabulous as is the sun deck. A very quick walk to the beach, less than a mile to town, eclectic and fun neighborhood, very comfortable and cozy. Every amenity you could want. Spacious and a great house to relax and play games, work puzzles, etc.

#1 house to vacation in Folly Beach. We were able to enjoy Folly Beach and everything it offers. The bedrooms and kitchen are nice size and the decor is super cheery. My favorite part of the house is the porch. Nothing better than sitting outside and enjoying my morning coffee.

The only thing wrong with our trip is that we weren't staying longer. This house is terrific. Our family of 6 was easily accommodated. Lots of room to allow great family time without being on top of one another. The location is prime. The beach is a few blocks away, and so is all the restaurants.

We really enjoyed a long weekend at this house. The common spaces are large and comfortable, especially the huge screened porch, from which you can see a slice of ocean. Really clean and well-maintained, with everything you need to house a large group – tons of towels and dishware, as well as beach chairs and toys. The outdoor shower is great. The house is about a 20-minute walk from the strip of restaurants and a few minutes from the beach through a public access point. Super quiet and peaceful.
